Master land & Planning Ltd are delighted to have secured planning permission for the demolition of an existing garage building and the erection of a new infill dwelling in Salisbury. The proposal has resulted in the enhancement and improvement of the currently redundant garage block.
MLP were instructed following a withdrawn planning application due to objections from the planning officer. We recommended revisions to the design alongside the submission of a pre-application enquiry to seek feedback from Planning Officers.
The original application faced a number of challenges relating the size of the site, the design and scale of the dwelling with regards to neighbouring properties and the overall character of the area, and concerns over parking standards and highway safety. However, through a sensitive design, these challenges were successfully overcome.
The final proposal seeks to erect a 1-bed dwelling of a similar hight and scale to the existing garages, comprising a ground floor level and basement. Provision made for a double bedroom, WC & Bathroom, a Sitting Room, Kitchen/Diner, and an external amenity space of 24.3m2.
Planning permission was secured in December 2024. The design has taken precedent of surrounding infill plots and is modest in size to respect neighbouring properties. Not only this, but the dwelling has also made provision for a much needed supply of smaller homes within the area.
