Our approach is to learn from the evidence base. Sites or development strategies will have typically been previously considered, so we ensure that an informed approach and understanding of the constraints and opportunities defines the strategic land promotion strategy.

There are instances where a phased approach is feasible for a client’s land or estate to realise development potential over short, medium and long terms. The opportunity for a phased promotion strategy will be identified at an early stage.
In all cases, our first recommendation is to conduct a Promotion Feasibility Appraisal to fully examine the planning potential of the land, in whole or in part, for development. We will then outline a planning strategy with a range of options for the client to consider.

We can prepare a Vision Statement to introduce your proposals and to define the suitability of the site, the clear vision for the masterplan, the deliverability and next steps in the promotion strategy.

The most effective representations require a consultant with experience and knowledge of the plan-making process. We we have successfully secured draft allocations in emerging plans. Our focus is to critically appraise all relevant documents underpinning an emerging plan so that we can fully explore and justify reasons to seek alternative approaches or allocations.
We have extensive experience of the Examination process for both Local Plans and Neighbourhood Plans, including attendance at hearing sessions. For those promoting their development interests, the Examination process is the fundamental stage to engage and promote alternative approaches to a plan. Master Land & Planning fully understand the process and requirements of the Examination process, including preparation of evidence with specialists, Hearing Statements, Statements of Common Ground, and working alongside legal support within a wider project team.
