MLP were instructed to prepare and submit a pre-application enquiry and subsequent outline planning application for a residential development of up to 15 dwellings in Weyhill. MLP prepared all supporting planning documentation for both submissions and managed the application process throughout.
An initial layout was prepared separately and formed the basis of the early planning submissions. Following the pre-application response and submission of the outline application, consultee feedback raised a number of points requiring further consideration, including drainage, ecology, open space provision, and detailed design matters such as orientation, amenity relationships, back-to-back distances and dwelling mix.
In response to the consultee feedback, and in ongoing discussion with the Planning Officer, MLP undertook a comprehensive review of the site and emerging issues. Through an iterative design process, we explored and refined a series of layout options to strengthen how the scheme addresses concerns whilst maintaining a coherent and deliverable development framework. The process began with sketching and testing ideas on tracing paper and discussing as a team to explore opportunities and constraints, before evolving into a more detailed design using digital software once a layout was agreed upon.

Through a collaborative and iterative design process, we prepared an Illustrative Layout and accompanying Accommodation Schedule, which were presented to the client in the first instance, and then to the Planning Officer to inform discussions on the way forward.
Following further refinements to address outstanding matters, the revised Illustrative Layout was agreed with the client and formally submitted as part of the ongoing outline application for re-consultation. The final layout demonstrates a considered response to technical and design feedback and provides a strong framework for the future reserved matters stage.
