The Background
Outline planning permission WA/2023/01020 was granted by planning appeal on 29th August 2025 for “the erection of 21 dwellings including 7 affordable dwellings together with allotments, parking, public open space, footpath and associated landscape and new drainage infrastructure.”
The access to serve the development was approved in detail by WA/2023/01020 and this includes a requirement to construct a footpath along the south side of the Alfold Road carriageway extending from Miller Lane to the War Memorial and Dunsfold Common Road. The route and width of the footpath has planning permission.
Following the grant of the outline planning permission and the planning approval for the access works, a separate application is required to implement the footpath scheme under the Commons Act 2006.
This application will be made shortly. Consultation with interested parties is required before the landowners apply for consent to carry out works on Dunsfold Common.
The Footpath Proposals
The emerging proposals for the footpath along Alfold Road are shown below. The scheme has been prepared by AJF Engineering Consultants and shows the technical details for the proposed construction works within the Common Land. Click to download image.
An example of the typical granite setts kerb detailing is shown below for illustrative purposes. This type of path has been designed to fit with the other recent path upgrades around the common land within the village.
There are no proposals for street lighting or the removal of any trees to facilitate these works.
What happens next?
Following closure of this consultation on the 10th of August, responses will be collated and considered. This may result in modifications to the proposals. The collated responses will also be presented as part of the application for Common Land consent, along with an account as to how this may have influenced the eventual application scheme.
The application will then be made to the Planning Inspectorate, at which point members of the public will have another opportunity to provide feedback directly to the decision-maker. The application will be dealt with in the Inspectorate’s own timescales.
